hey prescott.

For non-profits & counseling agencies

Every dollar your families qualify for. In one place.

Housing counselors shouldn’t have to be DPA encyclopedias. Hey Prescott keeps a verified catalog of every down payment assistance program in the country — and gives your counselors the workflow to run a caseload against it.

Built for HUD-approved housing counseling agencies and 501(c)(3) homeownership organizations.

Why this exists

Your counselors are the last people who should be guessing.

A family walks in. They’re income-qualified, they’re mortgage-ready, and there are eleven programs in your county that could put $15,000 to $40,000 toward their close — city, county, state, employer, lender-funded. Layered, most of them.

Nobody has that list. It changes constantly. Funding runs out mid-quarter and the website doesn’t say so.

So the family gets the two programs your counselor happens to know. The rest of the money stays on the table.

That’s the gap. That’s all this is for.

Available today

Built for the way agencies actually work.

01

The DPA catalog

2,500+ programs across all 50 states and DC, verified against primary sources and re-checked monthly. Your counselor filters by the family's actual situation — income, location, occupation, veteran status, first-time status — and gets a ranked, stackable list with eligibility spelled out and a link to the source.

02

Your caseload

Invite families to connect with your agency. Assign a counselor. See every client, what stage they’re in, when they were last touched, and who’s gone quiet.

03

Homebuyer education classes

Publish your workshops, take registrations, collect a fee if you charge one, track attendance, and issue completion certificates. The certificate lands in the family’s account — which matters, because a large share of DPA programs won’t release funds without one.

04

Documents and e-signature

Upload your agency’s forms, send them to a family, collect a legally-executed signature. Versioned, hashed, audit-logged. When a monitor asks you to produce a signed release from eighteen months ago, you produce it.

05

Action plans

Prescott drafts a plan based on what’s actually blocking the family — credit, savings, documentation — and your counselor edits and approves it. The counselor stays in charge. The typing gets done for them.

06

The family’s own account

Every family you work with gets their own account: their programs, their plan, their documents, their class schedule. When they graduate out of your program, they keep it.

How it fits

Works with the CMS you already have.

Hey Prescott is the DPA and counseling-workflow layer. It runs alongside CounselorMax, or whatever you use today — your CMS stays your HUD system of record, and nothing about how you file your 9902 changes.

Nothing to rip out. Nothing to migrate. No retraining your staff on a system of record.

We’re building toward HUD CMS certification against the ARM 6.0 specification, and we’ll say we’re approved on the day we are — not before. Until then, this is purely additive.

In development

Where this is going.

The goal is a full HUD-compliant client management system — the system your agency reports from, not another tool bolted onto the one you already have. Roughly in order:

Planned

Structured HUD intake

HUD's client data model, captured once and reused everywhere. The end of re-keying the same family into three systems.

Planned

Sessions & outcomes

Every session, every activity type, every HUD outcome code, recorded as you work.

Planned

HUD-9902 reporting

Quarterly aggregation across all nine counseling activity types, with reconciliation that shows you what’s incomplete before you file.

Planned

ARM transmission

Direct submission to HUD's Housing Counseling System. This is the certification gate.

Planned

Counselor financial tools

Budget worksheet, debt schedule, DTI, and a loan comparison including FHA, run against the family's real intake.

Planned

Spanish

With a human review gate on every translation. We won't send a family a machine translation nobody read.

Want a say in how it gets built? We’re taking on a small number of design-partner agencies.

Straight answer

We’re not going to sell your families.

Hey Prescott also serves loan officers and real estate agents. You should know that, and you should know exactly what it means for your clients.

It means nothing, unless the family says so.

A family counseled by your agency is walled off from the marketplace side of this platform by default. No loan officer browses your caseload. No agent gets a lead because a family finished your workshop. If a family wants an introduction to a lender, the family asks for it, names who it goes to, can revoke it, and it’s logged.

HUD requires this of a certified CMS. We’d hold the line either way.

Pricing

Let’s talk about what your agency actually needs.

Pricing depends on the size of your counseling staff and which parts of the platform you use. We’re not going to make you fill out a form to find out — email us and we’ll give you a straight number.

FAQ

Questions agencies ask.

Is Hey Prescott a HUD-approved client management system?
Not yet. We’re building against HUD’s ARM 6.0 specification with certification as the goal, but we are not on HUD’s approved CMS vendor list and we won’t claim otherwise. Today Hey Prescott runs alongside your existing CMS rather than replacing it.
When will you be certified?
Certification requires capturing HUD’s full client data model across all nine counseling activity types, building the 9902 aggregation engine, and passing testing in HUD’s pilot environment. That’s a multi-quarter build and HUD sets the pace on the final stretch. We’d rather give you a real date once we’re in pilot than a marketing date now.
Do we have to leave CounselorMax to use this?
No — and most agencies shouldn’t. Hey Prescott is additive today. Your CMS keeps doing what it does.
Are you going to build foreclosure and rental counseling?
We’ll record every HUD activity type, because certification requires it. But pre-purchase is where our catalog creates value, and we’re not going to pretend we’re building a best-in-class foreclosure module. If foreclosure counseling is the bulk of your work, we’re probably not your first purchase.
Who's eligible?
HUD-approved housing counseling agencies, and 501(c)(3) organizations whose work includes first-time homeownership. If you’re somewhere in between — a CDFI, a community land trust, a municipal housing office — email us. Non-HUD nonprofits are a segment we’re actively building for.
How do you keep the DPA catalog current?
Automated re-verification on a monthly cycle against primary sources, plus a research team working the program list directly. When a program’s terms change or its funding runs dry, that shows up in your dashboard with a diff.
What languages do you support?
English today. Spanish is in development, with a human review gate before anything reaches a family.

The money is already there. Let’s get it to the families who need it.
