The City of San Antonio Homeownership Incentive Program (HIP 120) provides down payment and closing cost assistance of up to $15,000 to moderate-income first-time homebuyers purchasing within San Antonio city limits. Assistance is structured as a 0% interest second lien: 75% is forgiven over a 10-year period, while the remaining 25% is a perpetual loan due upon sale, refinance, or transfer. Buyers must have household income between 81% and 120% of Area Median Income (AMI) and complete an 8-hour HUD-approved homebuyer education course. A minimum $500 borrower contribution is required.
